SeniorVest — Senior Living Investments
Senior living acquisitions and investment · All 50 states

We buy and invest in senior living
communities across the country.

SeniorVest is led by a 20-year senior care operator. We track public records on more than 15,000 facilities to find owners who may be ready for a change, underwrite each opportunity carefully, and close with certainty — including all-cash when it makes sense.

What We Do

What we do

We handle every step ourselves — finding the right facility, underwriting it, arranging the financing, and closing. That means fewer handoffs for sellers and clearer accountability for investors.

Finding the right opportunities
Every day we review public data on more than 15,000 senior care facilities nationwide — CMS inspection results, OIG exclusions, bankruptcy filings, maturing debt, UCC liens, and Google Review trends. It helps us reach owners early, often before a property is listed.
Nationwide sourcing · Off-market
Underwriting and financing
We look closely at each facility's survey history, finances, staffing, and local market before making an offer. We then build the financing to fit the asset — HUD 232, bridge loans, and other sources — so the deal works on day one and at refinance.
Bridge-to-HUD · Value-add · All-cash capable
Investment and development
Accredited investors can participate through 1031 exchange co-ownership (TIC) or direct equity in the communities we acquire. For investors seeking more upside, we also develop independent living villas on land next to existing assisted living and memory care communities.

How we find opportunities before they reach the market

Most of our conversations start before a broker is involved. Each night we check federal inspection records, court filings, state licensing data, and public reviews for signs that an owner may be ready to sell, refinance, or bring in a partner. Then we reach out directly and respectfully.

Daily
How often our records are updated
Inspection and survey history
Immediate jeopardy citations, star-rating drops, and staffing violations, reviewed by severity and how recently they occurred.
Financial pressure
HUD loan defaults, maturing debt, bankruptcy filings, OIG exclusions, UCC liens, and Medicaid audit findings.
Resident and family reviews
Consistently low public ratings often point to operating strain or an owner who is ready to step back — frequently 6 to 18 months before a sale conversation begins.
Ownership transitions
Owner tenure, portfolio size, and change-of-ownership (CHOW) filing patterns help us identify owners planning a transition who haven't yet listed their property.

Investing in senior living with SeniorVest

Senior living provides an essential service, and demand grows as the country ages. We offer accredited investors three ways to participate, each backed by real property and run by licensed operators. Every offering is underwritten conservatively and explained plainly before you commit.

⟳ 1031 Exchange · TIC co-ownership
Defer capital gains by owning a share of a senior living community
Exchange your relinquished property into a deeded tenant-in-common (TIC) interest in a senior living community. Your equity stays invested, you receive regular distributions, and you can exchange again when the property is sold.
  • Deeded fractional ownership, intended to qualify as like-kind property under IRC §1031
  • Eligible for a further 1031 exchange at sale (unlike most DST structures)
  • Passive for you — licensed operators handle care, staffing, and compliance
  • Target cash yields of 5.8–7.5%, with expected holds of 5–10 years
  • Pre-reviewed properties ready for your 45-day identification window

Targets are not guarantees. 1031 treatment depends on your specific facts; consult your tax advisor and qualified intermediary.

💵 Direct Investment · Senior living equity
Own equity in the communities we acquire
Invest alongside us in skilled nursing, assisted living, and memory care communities we buy and improve. We focus on properties where better operations and the right financing can raise quality of care and value at the same time.
  • Revenue from private pay, Medicaid, and Medicare sources
  • Roughly 10,000 Americans turn 65 every day — demand is rooted in demographics
  • Licensing and construction costs limit new competition
  • Quarterly distributions targeted from facility operations
  • Investor reporting on occupancy, operations, and financial performance
Development · Independent living villas
Independent living villas built alongside existing communities
For investors who want more growth potential, we build independent living villas on underused land next to assisted living and memory care communities. Residents gain a continuum of care on one campus, and investors gain a second income source alongside the core property. Available incentive programs can significantly reduce the equity required per campus.

Josh Greenbaum

Founder, SeniorVest · Senior Living Realty · Healthcare Consulting Group

Josh has spent more than 20 years running and improving senior care businesses. He earned his MHA at Hofstra University, served as COO of a nine-facility adult day care network, and as CEO of Optimum Diagnostics led a turnaround that improved margins by 48%. As VP of Operations he oversaw multi-site senior living portfolios. Today he leads the acquisition of skilled nursing, assisted living, memory care, and independent living communities nationwide. Owners and investors work with him because he understands both the operations and the financing — HUD, C-PACE, USDA, historic tax credits, and soft debt — and doesn't let either one shortcut sound underwriting.
